Emaar Misr, working with City Stars and in partnership with the Egyptian government, has just inked a deal to kick off the Marassi Red Sea mega-project. At a hefty USD 18.5 billion (thatās about EGP 900 billion), itās not just another fancy developmentāthis is set to be a massive, city-sized slice of the future, sprawled across 2,426 feddans only half an hour from Hurghada Airport.
And believe it or not, theyāre not talking about a ten-year building marathon. The whole thing is meant to wrap up in just four years. Now, Iāve seen these bold timelines before and, honestly, sometimes itās a bit of a faff to get everything up and running so fast. But with a plan this ambitious? If it comes off, Iāll be chuffed to bits.
Hereās whatās on the table: a dozen luxury hotels, thousands (yes, thousands!) of hotel rooms, sleek residential spaces, bustling marinas, shopping outlets, international schools, a hospital, and even a convention centre meant to draw in both tourists and business types. Sustainability is front and centre too, with swimmable lagoons, leafy promenades, and green open areas weaving throughout. I reckon cities like Hurghada and Safaga will feel the ripple effect in no time.
Officials are predicting that between 150,000 to 170,000 direct and indirect jobs will spring up during construction and the early days after launch. Once the dust settles, around 25,000 permanent roles are expected to stick around in hospitality, retail, and all that comes with running a marina. Thereās potential for a knock-on effect, with the likes of Hurghada Airport, Safaga Port, and other sectorsālogistics, farming, you name itāset to benefit.
Itās worth noting this all came together after the Egyptian government finalised a land use rights settlement, ensuring Emaar (the real estate heavyweight) could take the reins as project developer. If Marassi Red Sea lives up to its older siblingāMarassi North Coast, which really put Egyptās Mediterranean resorts on the mapāit could give well-known global tourism spots a proper run for their money.
On the flip side, tackling a project of this scale isnāt just signing a few contracts and breaking ground. Thereāll be the odd hiccup, no doubtāthese things always come with growing pains and, well⦠you canāt make an omelette without breaking a few eggs.
