In a market where rumours travel faster than transactions, clarity can make all the difference. That’s the thinking behind dubizzle’s latest move: rolling out TruEstimate™, an AI-powered property valuation tool developed by Bayut in collaboration with the Dubai Land Department, across its platform in the UAE.

For anyone who has tried to price a flat in Dubai recently, you’ll know it can be a bit of a faff. Listings move quickly, sentiment shifts overnight, and regional headlines sometimes rattle confidence. So timing here feels deliberate. The company is positioning TruEstimate™ as a way to inject verified, data-backed pricing into the conversation, giving sellers, landlords, buyers and renters a clearer picture of actual market value rather than hopeful guesswork.

The backdrop is interesting. Dubai’s property sector remains active despite wider regional uncertainty. As of 13 April 2026, platform figures show more than 17 million impressions generated by Dubai property listings alone, with price variances described as negligible. On Bayut, where the tool first launched, adoption has already exceeded 65%. Now, bringing it to dubizzle broadens that reach considerably.

So how does it work in practice? TruEstimate™ generates personalised valuation reports using verified property identifiers such as Title Deeds, Oqood contracts or even DEWA numbers. In simple terms, it pulls from authenticated records rather than just advertised prices. Users receive an estimated sale or rental value, transaction history, rental yield data, and a comparison with similar properties recently sold, rented or currently listed. In a city where two apartments in the same tower can have surprisingly different price tags, that comparative layer is spot on.

The tool is integrated across web and app, appearing on the homepage, listing pages and navigation bar. That might sound like a small design choice, but accessibility often determines whether tech tools actually get used. And believe it or not, when information is easy to find, people are far more likely to trust it.
